DOCE CERROS COASTAL DEVELOPMENT

DOCE CERROS LUXURY HOMES
El Cope, San Carlos, Panama, Republic of Panama
72 acres(30 hectares)

 

The acreage for this project is the result of a continuous search over an eighteen month period. The development gets its name for its 12 hilltops and the surrounding rolling hills that offer sweeping views of the Pacific Ocean and the scenic mountains of El Valle. Doce Cerros Luxury Homes are located 1 hour 15 minutes from Panama City. The home sites are approximately 10 minutes from the Inter-American Highway along the road to El Valle. This highly recognizable location has elevations of 1200-1500 feet with great access to Panama City, the cool mountains of El Valle and the Pacific Beach areas via well-maintained, paved roads. The project is in close proximity to the planned 400 million dollar Sea Aquarium Water Park on the San Carlos sea front.

This attractive land has rolling hills and outstanding views of the sea. The current access dirt road is approximately 3 miles along a steep, rugged, curved path and is poorly maintained. We will improve access to the project by constructing a shorter, more direct road 1 mile long with direct access from the road to El Valle. The owners offered to let us cut a 12-meter wide road on their land to reach our adjacent partial. We decided that it was more advantageous if we own the land that the road is constructed on so that we could not be denied access in the future. We purchased a 20- meter wide section of their land that will allow a more flat path and reduce the distance to our property from three miles to one mile.

The majority of Doce Cerros home sites span 1/2- 1 acre and are suitable for such upscale amenities as tennis courts, swimming pools, outdoor entertainment areas, gardens, fruit orchards.

 

The project, as planed, will consist of construction of 60 luxury home sites for the construction of single family homes; infrastructure development to include access and interior roads, electricity, water system; green areas; and communal areas with swimming pool, spa, reception area, lighting systems; Wi Fi internet access and Direct TV availability.

 

The entire project is offered for sale “pre-developed” with all plans, including but not limited to: master development plans; lotification, water, electrical, access and internal road plans; government approvals, permits, certificates; environmental impact studies, Doce Cerros Coastal Development, SA and its web site for $3,775,000


PHILOSOPHY

After identifying suitable properties for residential, commercial or agricultural purposes, the company will perform due diligence, provide financing and purchase these properties. The developers will have discretion involving location, quantity, quality, price, suitability of land purchased and its’ subsequent development. Development of subject properties will occur only after all probate, financing, acquisition and titling proceedings are final.

 

MISSION STATEMENT:
To dedicate ourselves to the pursuit of land development projects strategically located throughout the Republic of Panama for the purpose of retirement tourism. We will identify and develop only the best locations based on access, desirability, and affordability. Properties will be developed in an ecologically beneficial manner and the labor force will include residents in the local community. There will be no displacement of residents with any project.

LEGAL

The Law Offices of Rainelda Mata Kelly has represented the founders in the formation of six corporations, acquisition of 12 properties, immigration proceedings and business development of Custom Wooden Doors, a handmade door import company. The founder, Rainelda Mata Kelly, has devoted her practice to the growing number of North American Expatriates and retirees that come to Panama to purchase a primary residence, vacation home or invest in real estate. She is International Living’s only recommended attorney in Panama and frequently lectures around the world as part of International Living’s Foreign Investment Seminar, promoting Panama as The Worlds Best Place to Retire. The office is available to our clients to give advice on the best options for property ownership and set up the appropriate corporate entity as well as handle the paperwork for the purchase of “a slice of paradise”. We will also depend on the office to assist with promotion of the Doce Cerros project.

 

Nora Aerosema, her associate, heads the Real Estate Department.
She formed the corporation Doce Cerros SA. for the intended purpose of development, lotification and sale of Doce Cerros, Doce Cerros II and El Higo I, II, III projects. The corporation is named for the 12 hilltops that will initially feature luxury homesites. Nora will develop the real estate contracts for the sale of the properties, partnership agreements and contracts between the company and its contractors.

 

SURVEY

The surveyor has more than 20 years experience and currently works for Catastro in the Panamanian government. He privately works on projects such as ours. He has surveyed the land and is in the process of completing the documents and drawing new plot maps. He has surveyed the entire parcel and will assist us in lot and road design, lot placement, and deciding the total number of lots that we will divide and sale.

 

INFRASTRUCTURE DEVELOPMENT

Senor Martin Torres, is semi retired and still maintains his fleet of heavy earth moving equipment. He personally has developed raw lands in the interior of Panama for produce and shrimp farming and residential construction. His bid for road construction project was half the price of the other competitor and has a vested interest in the project as his protégé/daughter stands to gain a tremendous amount of commissions as the primary sales agent for the project.

 

SALES

Jianella Torres from Panama Luxury Vacations has 30-40 North American clients come to Panama each month for a unique holiday experience. Many of her clients come to Panama with the primary intention of purchasing real estate. Panama Luxury Vacations will be agency involved in the development of marketing strategy, brochures and other materials. There are offices in Panama City, Santa Clara, Santiago, and Boquette. Jianella is an independent agent that sells apartment and condominiums in some of the largest projects in Panama and is currently involved in prospecting large partials of land for real estate developers that now develop in the city and have now targeted the interior regions of the Republic of Panama.

 

FINANCING
BBVA and Banistmo are the two banks offering to provide mortgage financing to our clientele. The developers have personally secured financing for previous projects and found these banks to be efficient and user friendly. They have offered to provide mortgage and construction loans to our clients. Additionally, the developers have can make banking introductions for account opening without any fees, a service attorneys charge $300- $400 to provide.
